Project Description
The Kilroy Realty’s Towne Centre Building is a new LEED Platinum, 150,000-sf building designed to accommodate life science research tenants. The mechanical systems for this project consist of a central plant including two 300-ton water-cooled magnetic bearing centrifugal chillers, two 300-ton cooling towers, four high-efficiency heating hot water boilers, and nine vertical in-line pumps with integrated variable speed drives with sensorless control for chilled water, heating hot water, and condenser water systems. Two rooftop VAV air handling units are located on the roof with chilled and heating hot water piping to serve future office spaces with three future lab air handling unit equipment pads for future tenants. Heating hot water piping is also routed to each floor for reheat and capped for future tenant connection.
